As such we obtain and thoroughly check: written references (employers, previous landlords and character), bank statements, wage slips, employers’ details, identification (passport or driving license).
We can also prepare full screening for any county court judgements through a credit search.
In addition, we secure an advance rental payment and a dilapidation deposit on the day of signing contracts.

Initial Services
In addition to helping you find an appropriate tenant we can visit the property to access the letting potential, discuss your requirements and provide a market valuation. Following this, we are able to:

- Finalise all details and obtain your instructions
- Prepare property particulars with professionally taken colour photos
- Circulate the information to our potential tenants and contacts
- Place details on our letting register and computer database
- Market your property through major portals including Rightmove, Zoopla, Primelocation and our own website
Tenants
As a tenant you need to know you are being treated fairly and professionally, and that your home will be maintained to a high standard.
We are operating in LONDON and are trusted by tenants and landlords alike.
We recognize the importance of acting quickly in the event of a repair or renewal, and have contractors standing by on call ready to attend.
Regular contact with us is encouraged, giving you opportunity to discuss any points of maintenance or other issues.
At TUMC Property Management & Lettings Ltd, we enjoy a good professional relationship with our tenants and as a result many choose their next home through us when it comes to moving on.
We will require a copy of your:
- ID (valid passport or driving license
- Proof of employment (3 months wage slips)
- Proof of residency (Utility bill)
- Three months bank statements
Your Protection
Our membership of the National Approved Letting Scheme & UKALA ensures all clients’ money is protected.
We are members of the Tenancy Deposit Scheme (TDS) for regulated agents, which ensures our tenants’ deposits are protected.
Insurance policies are available to protect your damage deposit in the event of accidental damage to the landlord’s property.
Payments
We offer many methods for paying rent, including bank standing orders or debit card payments by phone or in person at our office.
